Whether working with a realtor or not throughout your purchase or sale of residential real estate, there are a number of items that can make your closing smoother. Many bumps in the road can be avoided simply by communicating with everyone you can – the other side of the transaction, Realtors, loan officers, and paralegals – to make sure all pieces are together.
Below is a basic list of points which deserve attention. This is not an all-inclusive list and not all items listed below may be applicable to your particular transaction or situation. Accordingly, please consult with your Realtor, loan officer, or attorney with any questions or concerns. Commercial endeavors often entail additional matters to consider.
- Fully execute an Offer to Purchase and Contract (a contract)
- Retain the services of a closing attorney
- Obtain all property inspections in a timely manner
- Secure homeowners insurance prior to closing
- Confirm your attendance at closing and make any necessary arrangements
- Bring “good funds” to closing: wire funds or have a cashier’s or certified check issued by a bank located within North Carolina
- If the property includes a mobile or manufactured home, verify the make/model VIN information so we can perform the research necessary to transfer the mobile home and/or cancel and retire the title
- Using a local broker will often make for a smoother process
- Decide well before closing how you want to vest or hold title, whether tenancy by the entirety, tenants in common and joint tenants with right of survivorship
- Bring a valid, governmentally-issued photo ID to closing
